Decision Deferred – New Housing Estate behind Tescos

Although it’s not in Holyrood Ward, it may well be of interest to people.

The Planning Committee recently deferred a decision on a major planning application, the largest in Prestwich, for 97 new homes on land immediately behind Tescos.

The proposal is for a new estate coming off ‘Valley Park Road’ (the road that goes to Tesco and Prestwich Hospital), going behind Tesco, behind the Tesco car park to the back of North Road/Kingswood Road, and around the football pitch that is off Clifton Road. The application is for a mixture of 67 houses (larger houses and a small block of more ‘affordable houses) together with 30 flats just behind North Road.

As we understand it the Council is worried about the provision of ‘affordable housing’ within the scheme (making sure there is a good mix of housing).

Local residents who live nearby are worried about the location of the apartments (right next to existing houses on North Road) as well as the ’emergency vehicles only’ access that would be cut in the old hospital wall on North Road.

    I am interested in knowing where the access points will be
    Congestion in find out if Tesco at times is already bad.
    I am unsure as to why so many houses are planned?
    Surely for the other home owners in the area fewer houses more in keeping with their style should be the aim for he council.

    Can you explain what you mean in the statement affordable housing is it to many or to little in the mix of houses

      As I understand, and I am not on the Committee, the Council has a requirement that developers including a proportion of more affordable houses in a large scheme.

      In this proposal all the affordable housing is at one end of the development (some flats) there is a view that this could be better provided.
